The journey began with Manen Kothari, a Chartered Accountant from India (1999) and a CPA in the U.S. since 2004. For two decades, Manen built his reputation as a tax strategist, running a successful public accounting firm specializing in both domestic and international tax planning. His clients ranged from small business owners to high-net-worth individuals, and one common theme kept emerging in his advice—real estate is one of the most powerful wealth-building tools.
In 2007, Manen started practicing what he preached. He bought his first real estate investments—townhomes, single-family houses, and office buildings—managing everything from fix-and-flip projects to long-term rentals. His timing was impeccable. When the real estate market collapsed in 2009, Manen encouraged his clients to buy while prices were at historic lows. Many who listened still reap the rewards of those investments today. Through his network of realtors, contractors, and clients, he consistently identified “dirt cheap” deals that generated outsized returns.
Scaling Into Larger Projects
The turning point came in 2023, when Manen acquired a prominent office building in the heart of Schaumburg. Once valued at over $12 million, he secured it for just $2 million. With his vision and persistence, he achieved mixed-use zoning approvals, paving the way for a $25 million luxury development with 98 apartments. This project reflected not just his deal-making skills but also his ability to transform underutilized assets into vibrant communities.
Building Momentum With Investors
Since 2019, Manen began pooling resources from trusted clients and associates, forming small LLCs to finance hard-money lending and development opportunities. Over the past six years, he deployed and managed over $20 million across diverse deals, generating consistent returns of 11–12% annually. Investors appreciated the security of real estate backing and the disciplined, tax-smart approach he brought to every transaction.
